To inherit a property; could be a wonderful GIFT and/or a terrible HEADCHE.

Selling a property under Probate is not as easy as just listing the property with a Real Estate Agent or selling “For Sale by Owner”; it requires court approval and/or steps prior to selling it.

During the probate process, you MUST keep property taxes, mortgage, insurance, association, utilities, etc. payments up to date.
The property may have pending legal issues, liens/open permits, needing of repairs/updates and/or the property may be located out of state.
You will need to follow a few required steps prior to selling your property (not all steps may apply to you).

-
Obtain permission from the court (or assigned Probate Judge)
-
Always obtain a Market Value on your property - We will conduct a Free Market Analysis at no obligation.
-
Prepare the property for the Market (if listing with a Real Estate agent or sell by owner)
-
Obtain Offers. Depending on your probate process, you may need pre-approval.
-
Once steps 1 – 4 have been completed; you are really to sell & complete your transaction. Depending on which option you decide to go about listing your property; please keep in mind of additional fees and number of days it will take to finalize the transaction. See chart below.

Disclaimer: Depending on your circumstances; the steps above may not apply to you. ALWAYS, consult with your Probate Attorney prior to making any decisions.
